Montana Property Tax Changes Summary 2025 & 2026

The 2025 Montana Legislature revised tax rates for residential, commercial, and agricultural property. The two bills that changed the tax rates for these property categories are House Bill 231 (HB231) and Senate Bill 542 (SB542). The bills phase in rate changes in tax years 2025 and 2026.

Tiered tax rates go into effect beginning in 2025 for residential and commercial properties with graduated rates increasing as property value increases. Montana Department of Revenue sent Property Classification and Appraisal Notices on July 25, 2025 to all Montana property owners. Owners have 30 days from that date to file an appeal (Form AB-26) and more information is available at propertyappeal.mt.gov.

Residential tax rates will vary based on use. Principal residences may quality for rate reduction – if owner occupied for 7 months of the year, or properties are in use as long-term rentals (same tenant occupant for at least 28 days/month and 7-month occupancy duration). Second homes and vacation homes (non-principal residences) and short-term rental properties will be taxed at a higher tax rate. Commercial and industrial property will move to a graduated rate structure. All properties will still be affected by taxable value and mill levy increases.
